Questions owners ask

Straight answers.

Do I give up ownership if I lease?

No. With a lease you own the land the whole time. With a sale, ownership transfers at closing.

How long is the lease?

Typically 40 to 99 years, counting renewal options. We usually propose about 60 years: long enough to justify building a full yard on your land, with decades of rent increases for you. Then the land and everything built on it comes back to you.

Who pays the property taxes?

On a lease, the lease is triple-net: property taxes, insurance and upkeep are covered for as long as it runs.

What happens when the lease ends?

The land comes back to you, along with what was built on it: surface, fencing, lighting and gates.

Why do you want my land?

Trucking and equipment companies need secure outdoor space near highways and ports. Industrial land near freight corridors is exactly what they need.

What does it cost me?

Nothing. There is no fee to talk with us or to get an offer, and we never charge landowners a commission.

How long does it take?

A sale closes on the timeline we agree in the contract. A lease takes longer, because the tenant and permits come before construction. We’ll give you a realistic timeline for your site on the first call.

What if I’m not sure whether to sell or lease?

Choose “Not sure yet” on the form. We’ll walk you through what each option looks like for your land, side by side.
